External areas

The inspection should consider accessible elevations, openings, roof details visible from ground level, drainage components, boundaries and external finishes.

  • Damaged masonry or inconsistent pointing
  • Poor seals around windows and doors
  • Incomplete decoration or damaged finishes
  • Drainage, paving and boundary concerns

Inside the home

Each room is reviewed methodically, including finishes, doors, windows, sanitary fittings and visible services.

  • Cracks, dents, chips and uneven decoration
  • Doors or windows that do not operate correctly
  • Loose fittings and incomplete sealant
  • Visible damage to floors, worktops and sanitaryware

A clear photographic schedule

Useful snagging reports identify the location of each item, explain the visible issue and include photographs where appropriate. The inspection is visual and should not be confused with specialist testing or a full structural survey.
